We have been in contact with Jim Ward, who is the city Building Official, for Navasota, to answer as many of these points as they relate to the subject property. The following is a 145.755 acre tract located at the end of Industrial Drive also called County Road 419. Below is  general information and how they relate to the subject property. 

1. Labor Force : Navasota is a community of about 7,000 comprised mostly of farmers and industrial workers. We currently provide the labor force for Grant PrideCo, Inc., Trinity Heads, Inc., & Interstate Forge, Inc.

2. Land & Building Requirements : Property is currently under agriculture, cattle use and has 3 mobile homes occupied by the owner and ranch laborers.

  • There are no industrial buildings currently on property.
  • The property is located approximately 2 miles from Hwy 6, a divided 4 lane highway, 75 miles from Houston, 115 miles to Austin, Less than 200 to Dallas, and 25 from College Station & Texas A&M University.

3. Rail : Union Pacific Rail Road borders the Eastern fence line for +/- 2,250 feet.

4. Soil : Top soil is a sandy loam approximatley 6-12 inches deep; B horizon and below are clay up to and beyond 35 feet.

5. Zoning : Currently not zoned. Mr Ward indicated that getting the property zoned industrial would be in keeping with the cities lon term plans.

6. Utilities :

  • City water, sewer, and gas are located at the intersection of CR 379 & CR 419.  Mr Ward indicated that bringing these to the property would be feasible.  He also indicated that a private water and sewer system would be an option.
  • Neighbor to the North is Interstate Forge, Inc., which often runs around the clock.  Bringing electrical to the property from the location would be a minor issue.
  • There is a fiber optic station located at the entrance of property. 

7. Environmental Impacts : Approximately 75 of the 145 acres is high, buildable land. The balance of property is located in a flood way which may be appropiate for retention tanks and the recycling of waste water.
